Water hygiene and Legionella compliance
Every commercial premises with a water system carries a duty to assess and control the risk of Legionella. There is no exemption for smaller premises, and the duty is ongoing rather than one off.

THE SERVICE
Assessed, documented and kept current
Legionella bacteria multiply in water systems held at the wrong temperatures, in stagnant sections and in poorly maintained storage. The duty to assess and control that risk sits with the employer or person in control of the premises, under the Safety, Health and Welfare at Work Act 2005 and the Biological Agents Regulations 2013, enforced by the Health and Safety Authority. Technical guidance is provided by the HPSC's National Guidelines for the Control of Legionellosis in Ireland.
We carry out written risk assessments of hot and cold water systems, prepare the accompanying written control scheme, establish temperature monitoring regimes, arrange sampling where the assessment identifies it as necessary, and complete any remedial works identified.
Because we install and maintain water systems ourselves, findings and remedial works are handled by the same contractor. That avoids the common situation where an assessment identifies problems and then sits unactioned while quotations are sought elsewhere.

WHY IT MATTERS
A risk assessment is not a one off document
The duty is continuing. An assessment requires review, a named responsible person, ongoing monitoring and records capable of demonstrating that control measures are actually being applied. Where a system changes, or an assessment has never been carried out, the liability sits with the duty holder.
